What Causes Mould in the Home?

Mould in the home is typically caused by excess moisture, which can be the result of a variety of factors such as leaks, condensation, high humidity or poor ventilation. Areas of the home that are prone to moisture, such as bathrooms, kitchens, and basements, are particularly susceptible to mould growth.

Once mould spores find a damp surface to settle on, they can quickly multiply and spread, leading to potentially serious health hazards and damage to the home.

The Health Implications of Leaving Mould Untreated

Mould has been shown to lead to a range of health problems, ranging from mild to severe. People living in homes affected by mould are up to three times more likely to say that it’s impacting their health, and, according to Shelter, mould affects over ¼ of rental properties in the UK.

Mould in the home can negatively impact our health in many ways. Here are a few examples:

  1. Allergies: Mould can cause allergic reactions, including sneezing, runny nose, itchy eyes and skin rash.
  2. Respiratory problems: Mould spores can irritate the respiratory system and cause breathing difficulties, especially for people with asthma or other respiratory conditions.
  3. Infections: Some types of mould can lead to increased risk of infections (e.g., respiratory infections) particularly in people with weakened immune systems.
  4. Toxic reactions: Certain types of mould produce toxic substances called mycotoxins. When inhaled, mycotoxins can cause a range of health problems, including wheezing and shortness of breath, as well as more longstanding issues.
  5. Psychological impact: Due to the widespread knowledge of how harmful mould in the home can be, residents can be psychologically affected by the presence of mould, causing implications for their mental health.

Mould and The Law

From 2023 it will be a legal requirement for landlords of social housing to fix damp and mould within strict timeframes, based on Awaab’s Law.

Although there is currently no parallel law for private landlords, there are calls for the legislation to be extended across the private rental sector. This could see the rules changing in a few years.

Regardless of the small print law, it is still important for all landlords to take all possible steps to prevent mould from becoming an issue in their properties; landlords have an obligation to ensure the health and safety of their tenants. Any mould that is caused as a result of a maintenance or structural issue in a private rental property is the responsibility of the landlord.
